The Inspection is very important, and you want to be prepared for what the Inspector might find.

No matter how much you prepare for the Inspection the Inspector can be thorough and find small or larger issues that will end up on the Inspection Report.

The Buyer may send an Inspection Objection, asking for something to be fixed or compensated for at Closing.

Again, there will be negotiations that can usually be resolved.

The Appraisal is for the lender to make sure the home they are funding is worth the amount of the loan.

It is very important to make sure the listing price is set at a value that is realistic for the lender to fund. If the Appraisal comes in low the buyer will have to cover the difference at closing or may ask the seller to reduce asking price.

Closing Day usually is a happy time for Buyer and Seller. Each party is getting what they want.

There can be problems at closing. First, I've seen many times while sitting at the closing table waiting for the lender to fund the closing. Usually, it is not an issue but can be very stressful.

Before closing there is a final walk through, you want to make sure you have walked through your home first to make sure everything is ok, ready to go for closing.
